MLS Compliance

Beginning Jan 2026 California became the first state to implement 'truth in advertising' laws requiring notification of digitally altered MLS photos. States and MLS services across the nation are soon to follow. Virtual staging, twilight simulations, sky replacements, and whitening of interior walls are all practices coming to an end.

Before even presenting the seller's agreement you have already instinctively visualized the best angles of the most important features. Right in your hand is an expensive mobile device which contains cutting edge camera technology. Ironically, you will use this high-tech optical device to call a photographer. Yet you are quite capable of snapping your own. Allow ProPicFix real estate photo processing services to make them look professional.

History of Failure

Taking your own photos can result in yellowed images, dark ceilings, heavy shadows, sunlight washouts, and wide-angle distortions. Enough issues to inspire calling a professional photographer the next time around. What you may not realize is that the photographer will also have a pack of similar issues – but is able to fix them during editing. What you pay for is the combination of drive time, a photo session, and post-processing. Quite honestly, some commissions do not justify the expense. Eliminate two-thirds of photography costs. Snap photos using your own smartphone and then take advantage of ProPicFix editing services.

Post-Processing Magic

Here is what the photographer has that you did not. RAW format images taken in multiple exposure brackets. RAW is the general term for uncompressed photos. Other formats such as JPG, HEIC, PNG, or BMP purge most of the original sensor data to reduce file size. Uncompressed files retain this information allowing pinpoint adjustments to coloring, shadowing, distortion, and white levels. ‘Bracketing’ means taking the same image multiple times using different exposure levels. These are required for HDR (High Dynamic Range) photo merging. With professional photo editing software plus years of editing experience – even mediocre photography can result in fantastic real estate images.

What Do I Need?

Nearly any smartphone manufactured after 2020 contains all technology required. A wide-angle lens is now standard equipment. Rapid-burst exposure bracketing capability can be easily added with a cheap app. The other preferred technology is RAW format images, which has increasingly become available on new devices. (Even without RAW images, standard JPEG format can still be processed with only slight loss of quality.) For exposure bracketing there are apps available for both iOS and Android devices. Pro Camera by Moment for iOS. It costs only $8.99 at the time this is written. For Android devices HedgeCam 2: Advanced Camera is a free app that will add repid-burst exposure-bracketing capability. There are most certainly other options available. If searching for comparable apps the best term to search is ‘rapid-burst exposure bracketing smartphone app’.

Below are links to the app stores and a short tutorial for each.
